REMCO’s Forensic Landlord Invoice Audits™ REMCO has been auditing landlord invoices since 1984. We helped set the standards that are in place today. The REMCO Forensic Landlord Invoice Audit™ includes the following: 1. Review and Analyze Landlord Invoices - Reconcile, True-ups, File Claims Our professional staff will analyze summary and detail billings, reconcile all year end true ups, write landlord claims on your behalf, install and monitor test metering where necessary, dispatch engineers on site, and provide expert testimony where needed. To assist us in our analysis, REMCO has built up an extensive library profiling all major landlords throughout the country. We understand and are sensitive to your relationships with your landlord and we will never do anything to jeopardize that. We will follow your lead and do as much or as little as you request from us. 2. Bills Are Entered Into Our Proprietary Database All invoices are scanned and presented for processing into a web based system. 3. Lease Audit and Review For Reasonableness We will work directly with the lease administrators, legal department an, real estate department to assure that each and every new lease you enter into is favorable. Lease language can be tricky trying to interpret. That's why REMCO has its own legal council, utility analysts, and engineers review the utility clauses for its clients. Our engineers come across improper rates, bad escalation clauses, and erronious engineering formulas. We have our clients go back to the landlord to renegotiate this portion of the lease agreement, thus avoiding entering into a bad lease. 4. "Modified Bin" Program is Applied The physical inventory of electrical fixtures is then downloaded into our Modified Bin software system. This proprietary software is the most accurate way of calculating the required KW and KWh for a location based on determining how much energy the system would use if outdoor temperatures were within a certain temperature interval, and then multiplying the energy use by the time the temperature interval occurs. 5. Engineering Site Survey There are many times when a utility overcharge cannot be readily detected from the utility bill, or situations where the landlord challenges a billing error or overcharge. In those situations we will send one of our energy engineers to your site to perform an Engineering Survey. A REMCO Energy Engineer will physically inventory every fixture and piece of equipment that draws electricity and create an inventory of electric loads. |
